I am an experienced real estate and business attorney representing clients throughout the Seattle area. In addition to providing representation in commercial and residential real estate and business transactions, I counsel clients about real estate excise taxes, enforcement actions or other issues before governmental agencies.

Representation Before Governmental Agencies

Excise Taxes

The state of Washington is authorized to levy real estate excise taxes on transfers of real property. The state statutes govern when excise tax is payable and when a transaction is excise tax exempt. If you are buying or selling real property or an interest in an entity that owns real property in Washington it is important to understand whether the excise tax applies to your transaction.

I advise clients on excise tax matters, including when exceptions apply. I work diligently to structure real estate transactions in ways that minimize excise taxes. In the event the Department of Revenue disallows an exception, I will represent you in those proceedings.

Enforcement Actions

I work with realtors, brokers and other real estate professionals who are seeking representation in enforcement actions. For example, I represent clients in cases brought by the Department of Financial Institutions (DFI). My focus is to help professionals remain in compliance with their obligations, maintain their licenses and to avoid or minimize penalties.
